Tours and Visits
We'd love to show you around! You can schedule a tour online, give us a call, or send us an email, whichever works best for you. We offer guided in-person tours so you can get a real feel for the homes and the community. You can also take a virtual tour from wherever you are if you'd like a first look before visiting in person.
Application and Leasing
Applying to our apartments in University Place, WA, is simple. Head to our Floor Plans page, select the layout that fits your lifestyle, and click "Lease Now" to move through the online leasing portal. If you have questions along the way or prefer to apply in person, reach out to our team, and we'll walk you through it.
You'll need two months of proof of income. If you have a service animal or an emotional support animal, please also have your documentation ready at the time of application.
Applicants must show a gross monthly income of at least 2.5 times the monthly rent.
Lease terms range from 12 to 15 months.
At this time, subleasing is not permitted at The Rigney.
Yes, renters' insurance is required for all residents.

Move-In and Move-Out Support
Yes. There is a $55 application fee and a $100 holding deposit due at the time of application.
Yes! Our team is here to help make your move as smooth as possible. Reach out to us ahead of your move-in date for details on available resources.
Yes. Some modifications are restricted. For specifics on what's permitted, please contact our leasing office before making any changes to your home.
If you need to break your lease early, a lease-break fee equal to 2 times the monthly rent will apply. We encourage you to reach out to our team as early as possible so we can help you through the process.
We ask for at least 20 days' written notice before your intended move-out date.
Start by submitting a written notice to the management office. On or before your move-out date, the apartment should be returned to the same condition in which it was received, reasonable wear and tear aside. Our team can walk you through any questions about the move-out checklist.
Security deposit refunds are processed within 21 business days of your move-out date.
Fees and Payments
The security deposit is $500, due on your move-in date.
Utilities are not included in the base rent and will vary based on your usage. They are billed separately, giving you more control over your monthly costs.
The Rigney includes a bulk Wi-Fi concierge service through Xfinity at $75 per month, available to all residents.
No, there are no separate charges for community amenities or a technology fee.
You can pay rent through the Resident Portal online, or by cashier's check, money order, or personal check.
Parking
Yes, parking is available on-site. Options include covered carport, surface, and garage parking, with fees ranging from $75 to $185 per month, depending on the type selected.
Yes. Guest vehicles may not remain in guest parking for more than 24 consecutive hours.
Yes, EV parking with charging stations is available on the property.

Pets
Yes! The Rigney is a pet-friendly community in University Place, WA, and we're happy to welcome your four-legged family members. Please review our pet policy for full details on approved breeds and any requirements.
Yes. Per pet, there is a $250 refundable deposit, a $250 non-refundable fee, and $50 per month in pet rent.
We welcome non-aggressive breeds with a weight limit of 70 lbs. Please contact us if you have questions about whether your pet qualifies.
The Rigney features an on-site dog park, giving your pup plenty of room to run, play, and burn off some energy.
Amenities and Facilities
There are no shared laundry facilities. Each apartment comes with a full-size washer and dryer included.
